Supermarket with social housing on top
In view of rising land prices that are unaffordable for social housing, we have developed a multifunctional urban building block with prototype character. The special thing about this project is that it is not social housing with an integrated supermarket, but a supermarket with social housing on the roof.
The three-storey complex includes 60 flats with private gardens, terraces and balconies and blends harmoniously into the small-scale development of the neighbourhood. Above the plinth, a façade band with generous openings serves as privacy and noise protection for the flats above. The east-west orientation of the four rows of flats creates a varied interplay between residential courtyards, arcades and the gardens.
Prototypical model
Not social housing with an integrated supermarket, but a supermarket with social housing on the roof. This important difference makes this project a prototypical model for many suburban situations. In the interests of sensible redensification, owner Lidl had agreed to cede its "air rights" free of charge to a non-profit housing developer. The condition was that all the usual attributes of a suburban supermarket were guaranteed – large car park, ideal layout, optimal delivery.
Space for social interaction
It goes without saying that the quality of living had to meet the high standards of Viennese housing. In addition to well thought-out floor plans, good address formation and integration into the neighbourhood, communal and individual open spaces, communicative development and spaces for social interaction (launderette, meeting points, communal room with kitchen, etc.) were therefore important aspects of our planning.
Diverse types of flats
The mix of flats on the first two floors consists of compact, economically organised flats. Above these, spacious family maisonettes with the quality of a single-family home offer beautiful views and generous open spaces.
