The plot south of the main railway station is located in the development area of the ÖBB site and forms the start of the "Neues Landgut" neighbourhood. It has excellent connections to the public and private transport network. Spacious public squares and parks enhance the location. The two-storey, glazed plinth zone enlivens the street space with shops and restaurants and offers attractive office space. The residential storeys are located above the plinth. The cantilevered balconies accentuate the façade and offer a private, weather-protected outdoor space with views of the city or the inner courtyard.
Resource-conserving mobility and the expansion of the "city of short distances" take centre stage. This includes car-sharing services, sufficient bicycle parking spaces and an attractive network of paths for pedestrians and cyclists as well as local amenities and leisure facilities in the immediate vicinity. Efficient energy utilisation and supply from renewable energy sources are further foundations of climate- and resource-friendly construction. Extensive green spaces, light-coloured materials and shading reduce heat build-up and create a pleasant living environment.
