The site at the transition from the commercial area to the adjoining residential neighbourhood requires extremely well thought-out, sensitive planning in order to offer future residents the best possible quality of living. The classic courtyard complex with 127 subsidised flats is therefore divided into two areas.
The living spaces in the northern and side wings face the quiet inner courtyard, while the southern wing faces Brehmpark. The buildings set back from the street form sheltered outdoor areas. To the south, a higher front building on Brehmstrasse sets an urban accent and closes off the residential area.
The pergolas along the northern façades allow all flats to be orientated towards the green spaces, so that there are no purely northern flats. Loggias with different depths and generous over-corner glazing extend the living space and create bright living rooms with light on both sides.
Particular attention is paid to creating attractive meeting zones where residents feel comfortable, which facilitate social contact and create a sense of togetherness. The communicative arcades, a communal room with kitchen and launderette on the ground floor, a green inner courtyard with children's playgrounds and communal terraces on the 4th floor promote neighbourly coexistence and shared activities. The range of different flat types and sizes allows for a wide variety of lifestyles and thus also favours social diversity.
