The final construction phase on the former municipal utility site in Lehen marks the completion of one of the most committed urban regeneration projects in Salzburg in recent years. The ensemble of two office buildings and a residential building is grouped around a central square and offers a mix of living and working in an urban ambience.
The ground floor of the residential building houses a three-group kindergarten. A central, naturally lit staircase provides access to the 36 privately financed flats, which are spread over six floors. The flat typology organises the rooms around a recessed loggia, which allows views between the living, dining and sleeping areas through floor-to-ceiling glazing. This brightness and transparency lend the compact flats an astonishing spaciousness.
The façade made of prefabricated concrete elements alternates between smooth and sandblasted surfaces to create an elegant relief that is staggered in depth. An underground car park with 162 parking spaces on two levels offers sufficient space for long-term parkers and visitors.
